An ALTA/NSPS land title survey is a detailed, standardized survey that combines boundary, title, and location information for a property, developed to meet the strict requirements of the American Land Title Association (ALTA) and the National Society of Professional Surveyors (NSPS). This comprehensive survey is often required for commercial real estate transactions and title insurance, and it reveals a property’s boundaries, improvements, easements, encroachments, and other features that could affect its ownership or use.

WHAT

we Provide

A complete ALTA/NSPS Land Title Survey provides a full picture of the property, both on the ground and in legal documentation. It includes:

  1. Detailed fieldwork that gathers on-site data and verifies physical boundary evidence.
  2. A professional map or plat that clearly shows the results of fieldwork, record research, and all relevant property information.
  3. Optional “Table A” items that can be added at the client’s request, such as topographic details, utilities, flood zone information, or setback lines.
  4. A certification statement confirming that the survey meets all ALTA/NSPS standards and accurately reflects the surveyed property.

Each survey is performed by licensed professionals using advanced GPS and total station technology to produce precise, lender-approved documentation.

HOW

we work

The process begins with research into deeds, plats, easements, and title commitments to understand both the recorded and physical conditions of the property. Our team then performs fieldwork to locate all improvements, boundaries, and encroachments. After review and quality checks, we prepare a final map that meets all ALTA/NSPS requirements and includes any additional Table A items requested.

CLIENT

Responsibilities and Scope of Work

Before work begins, the client or authorized representative must:

  • Provide written authorization for the survey.
  • Specify that an ALTA/NSPS Land Title Survey is being requested.
  • Identify any Table A options to include.
  • Supply the most recent title commitment, legal descriptions, and existing plats or deeds.
  • Ensure that surveyors have access to the property, and when necessary, to adjoining properties or easements.

Certain property types—such as industrial sites, marinas, trailer parks, or properties with leasehold interests—may require a broader scope of work. Coastal Surveying will coordinate with the client, lender, and insurer to define that scope and confirm expectations before the survey begins.
